If moisture, haze, or a cloudy film appears between the panes of a double-pane window, the problem is usually inside the sealed glass assembly rather than on a surface you can clean. This condition is commonly associated with failure of the insulated glass unit seal.
Why the fog appears between panes
Double-pane windows typically use two pieces of glass separated by a spacer and sealed around the perimeter. The sealed space helps support the unit’s insulating performance. Over time, seal failure can allow moisture into that space. As temperature and humidity change, condensation or mineral residue may become visible between the panes.
Why cleaning does not solve it
Because the moisture is inside the sealed unit, wiping the interior or exterior surface of the window does not remove it. Surface condensation on the room side can often be wiped away; condensation trapped between panes cannot.
Does the entire window have to be replaced?
Not always. If the frame, sash, and hardware are still in good condition, it may be possible to replace the insulated glass unit while keeping the existing window frame. A professional assessment is needed to determine whether glass-only replacement is practical for the specific system.
Other issues can look similar
Water around a window can also come from exterior flashing, caulking, frame deterioration, or building-envelope problems. If the concern is leakage around the window rather than fogging between panes, the source should be identified before assuming the glass unit is the only issue.
